Residential Real Estate: Residential Densities Index (2007)

Indicator Series Methodology: The density of residential development is a key factor with the potential to impact land and housing prices, the mix of residential unit offered within a market, and the perceived quality of life within a region. The Residential Development Density Indicator series is designed specifically to monitoring changes in this statistic. Residential density data are calculated based on acreage and unit capacity information routinely reported by the Clark County Assessors Office. Unique parcel-level identifiers are utilized summarize these data by local jurisdiction.

Importantly, acreage data for condominiums are not consistently reported. For purposes of this analysis it is assumed that condominiums have a residential density consistent with townhomes and apartments. Unit counts are then used to estimate the required acreage.
